Tsawwassen is an area within the Municipality of Delta, south of Vancouver, past Richmond on Highway 99, just 30 minutes from downtown Vancouver, 20 minutes to the International Airport and 5 minutes to the Tsawwassen Ferry Terminal accessing the Gulf Islands.
Dubbed “Sunny Tsawwassen”, the average rainfall is reported to be 1/3 of that of North Vancouver, with an average annual precipitation of less than 35 inches. There are two excellent golf courses in Tsawwassen, one in Point Roberts to the south and two in Ladner.
For the boating crowd there’s a full service marina in Point Roberts, Washington, only 10 minutes from the border, and Ladner provides moorage along the Deas Slough, Ladner Harbour and River Reach (Canoe Pass).

The Tsawwassen area population is approximately 21,090 people and has excellent medical, dental, hospital, fire and police services. Delta heavily promotes “community policing” and boasts the second lowest crime rate in the Lower Mainland and, if South Delta were singled out by itself, it is certain to be the lowest.
Delta has one of the finest educational systems in the province and Tsawwassen provides a public secondary school, many public elementary schools including French Immersion programs and there are three private schools in South Delta: Sacred Heart in Ladner; Southpointe Academy in Tsawwassen and Ladner Christian Elementary in Ladner.
